As an Atlanta native, I know that this city is great!  I also know that now is a great time to buy in this city and surrounding suburbs.  While other markets hit all time highs for their home prices, Atlanta kept a steady and moderately paced growth.  This fact allowed more and more people to enjoy the pride of owning a home and drove more people to want to live in this great city.  And, people are still moving here. 

Now with inventories at an all time high (and interest rates still low) there are more homes to choose from and the seller’s are motivated to get their homes sold.  Seller’s do not necessarily want to cut the price of their home so low that they do not walk away with any equity, but they are willing to offer more incentives than in the past.  These seller’s know that they need an edge to get their homes sold and the seller’s that realize this are the ones who are moving on to their next home.  Buyer’s should note that the homes that have been taken care of and are priced right will not be around forever.  As in any situation the good ones go fast.  Buyer’s should look at what they really want in a home, make a list and when they find that home make an offer.  There is no such thing as the “perfect home”, but there are homes that are pretty darn close.

 With this said, seller’s and buyer’s need to work together to make it a win-win for everyone involved.  And…we all know that the real estate market is cyclical and will not stay a “buyers market” forever.
